For home inspectors

Spend the day inspecting, not chasing.

Rokko handles the requests, reminders, agreement, payment nudges, report delivery, and renewals around every job. The inspection and the signature stay with you.

The question

“Which jobs are booked, paid, inspected, and still waiting on a report?”

A one-person shop can run twenty jobs a week and still lose an afternoon to phone tag, unpaid invoices, and agents asking where the report is. Rokko keeps every job in one list with a clear next step.

What it covers

Two kinds of inspections. One job cycle.

Same booking, same reminders, same delivery. Each type adds the few details that matter for that job.

Buyer’s home inspection

The full walk-through before closing.

  • Agent and buyer both get the booking, the confirmation, and the report.
  • Closing date and inspection contingency deadline sit on the job.
  • Findings that need a repair turn into a re-inspection booking, not a lost thread.
  • Agents get one simple request link they can send to every client.
Insurance inspection

4-point, wind mitigation, roof condition.

  • Carrier and policy or application number are captured at booking.
  • Bundle the forms into one visit so nobody drives out twice.
  • Property details from the last visit stay on file for next time.
  • Renewal reminders go out before a form ages out, so the repeat job comes back to you.

The job path

From request to renewal, with you in the middle.

Every step below is one you already do. Rokko does the sending, the reminding, and the tracking. You do the inspecting.

  1. 01Request

A homeowner, buyer, or agent asks for an inspection by form, text, or call. Rokko replies with the booking link and opens the job.

  2. 02Book

They pick a time. Rokko confirms it, sends the prep checklist, and reminds them the day before and two hours out.

  3. 03Sign and pay

Rokko sends your agreement and payment links and moves the job forward when each one is done. Unpaid jobs get a nudge, not a chase.

  4. 04Inspect

You inspect. When the appointment is marked done, Rokko asks you for the report link and nothing else.

  5. 05Deliver

Paste the report link once. The client gets it by email and text. The agent gets a copy without asking.

  6. 06Renew

Insurance forms age out. Rokko reminds the client before a 4-point or wind mitigation goes stale, so the next job comes to you.

Where Rokko stops

You are the licensed inspector. Rokko isn’t.

Rokko never fills out an inspection form, never decides what passes, and never signs. It drafts the message, keeps the record, and puts the next step in front of you.

01
Findings, photos, and certifications are yours. Rokko only carries the link.
02
No referral fees or rewards for agents. A simpler request link and a report copy is the whole program.
03
No promises to your client about what a carrier will accept. Rokko sends what you wrote, nothing more.

Your report software

Keep writing reports where you write them now.

Rokko tracks the job and delivers the report link. It doesn’t replace the tool you inspect with. Before a test starts, we confirm which connection, if any, we’ll set up. We only list connections we’ve tested.

Quick answers

What inspectors ask us first.

Does Rokko fill out the 4-point or wind mitigation form?

No. You inspect, you decide, you sign. Rokko keeps the job moving around the inspection: booking, reminders, agreement, payment, delivery, and renewal. It never writes findings, never picks a pass or fail, and never signs anything.

Will it work with my report software?

Your report software stays where it is. Rokko tracks the job and delivers the link you give it. Before a test starts we confirm which connection, if any, we will set up. We only list connections we have actually tested.

Can I reward agents who send me work?

We don’t build referral rewards, and we’d rather you didn’t ask us to. Agents get a simpler request link and a copy of every report. That is the whole program.

Does it handle buyer’s inspections and insurance inspections?

Yes. Both run on the same job cycle. A buyer’s inspection adds the agent, the closing date, and a findings follow-up. An insurance inspection adds the carrier, the policy number, and the renewal reminder.

Try it on your next week

Bring one week of jobs. We’ll show you the list.

Requests, bookings, unpaid invoices, reports that went out, reports that didn’t. That’s the demo.
